Development on Low Mill Lane
Keighley is a former mill and market town in West Yorkshire. The development site on Low Mill Lane was a mix of shops, restaurants, and a car park.
Project Low Mill is split into two phases:
Phase 1 comprises a five-story new-build development of 24 spacious one-bedroom apartments and two commercial units, for which planning permission has been granted.
Phase 2 will convert the adjacent vacant restaurant building into a three-story building with 12 additional apartments.
- Phase One: Planning approved for 24 Apartments and 2 Commercial (21/00583/MAF)
- Phase Two: Feasibility complete for 12 Apartment design

Warehouse Refurbishment
There was fire damage to all internal parts of the warehouse. The damage was mainly from smoke, but refurbishment of the roof, cladding, front access, and windows was required. There was a tight deadline to refurbish the unit and get it signed off for TalkTalk’s engineering department, which was to use the unit for storage and testing of their equipment.
The renovation included thoroughly cleaning the premises and disposing of waste per hazardous guidelines. We replaced some roof panels and skylights, installed new front windows and a main entrance door, and partially replaced the roller shutter door with a new electric motor. Electrical upgrades feature a new distribution board and wiring. The project also covered re-coating all boards and steelwork with intumescent paint and repainting the interior with specialized techniques.
Altrincham
Kitchen Showroom
Founded in 1994 and headquartered in Guangzhou, China, Oppein has become China’s top kitchen and total home-furnishing brand and the largest cabinetry manufacturer in Asia. Though they have over 3000 showrooms around the globe, this will be their first flagship showroom in the UK. Taking a prime spot in the heart of Altrincham town center, Centene Construction has been commissioned to work with the design team based in China to construct the showroom with a very tight schedule, keeping to Oppein’s very high and exacting standards.
Phase 1 scope of works:
The project includes constructing stud work to specified ceiling heights and a fire-rated suspended ceiling with access hatches. Plywood will reinforce all stud work to secure attachments to decorative panels and kitchen units. Laminate flooring will be installed in the basement, with matching bullnose stair edges, and large format tiles will cover the ground floor. Customer toilets will be built to design. Electrical installations will cover lighting, power, emergency, network, and security systems, including four air conditioning units.
Phase 2 scope of works:
The project involves setting up kitchen and bedroom displays, a design studio, and a customer lounge. A staff kitchen will also be established, along with strategic marketing signage to attract and inform clients.

House Fire Refurbishment
A fault in the electric underfloor heating caused a fire in the conservatory. The damage spread to the entire south elevation of the property, damaging the roof and kitchen. The homeowner struggled to get a fair settlement with the insurer, so Centene Construction was called to assist with valuations and negotiations with the loss assessors.
As the family went into temporary accommodation, we worked around the clock to ensure they returned home as quickly as possible. During the restoration, the client also decided to invest in further improvements by opening the kitchen and conservatory to create a lovely open space and installing a water-based underfloor heating system.
Salford
GP Surgery To 7 Studio Flats
The 1900s detached Victorian house, converted to a GP’s surgery in the early ’90s, had been sitting empty for over two years since the GP had retired. Though the building was in good condition, it had a peculiar internal arrangement that did not lend itself well to living accommodations. Furthermore, an extensive basement area was crying out to be utilised. It was decided that as the building already had planning granted for conversion to a dwelling house, phase 1 of the conversion will use this by converting the building into a six-en-suite bedroom with a lounge, kitchen, diner, and utility in the basement.
Phase 1 scope of works:
The renovation project will comprehensively overhaul the building, starting with an architect’s redesigned internal layout and removing all partitions, ceilings, existing utilities, and trees at the rear for new basement steps. The basement will be waterproofed, and structural updates will include RSJs and new windows and doors. We’ll install soundproof walls and ceilings, upgrade utility supplies, and add multiple new heating and wiring systems. Finishing touches include
- plastering,
- renewing fire doors,
- comprehensive decoration,
- installing a new kitchen and bathrooms, and
- fully furnishing all living spaces.
Phase 2 scope of works:
The project entails installing six kitchenettes and upgrading smoke detectors to heat detectors in rooms 1-6. Room 7, previously a communal lounge and kitchen, will be converted into an en-suite bedroom by installing bathroom facilities and replacing the lounge furniture with a bedroom suite.
